  • Now I have found a property to rent what is the application procedure?
    If you would like to apply to rent a property please contact the Lettings Negotiator who viewed the property with you. If your offer is accepted by the Landlord a holding fee is immediately payable. The holding fee is capped at the equivalent of 1 weeks rent, this amount will be deducted from your deposit amount if your referencing is successful. Our referencing is provided by a company called Vouch, they will contact you directly to complete your referencing online.

  • Will I need to provide personal identification?
    Yes, you will be required to submit a copy of your driving licence or passport. You may also be asked to provide copies of your recent wage slips or letter from your Employer confirming your employment.

  • What if I have a CCJ?
    Any County Court Judgements (CCJs) must be declared on the application form but does not automatically result in an application being declined however, undisclosed CCJs will automatically result in a declined application.

    Not always, however in certain circumstances you may be offered the opportunity to support your application by supplying a Guarantor. To meet the referencing criteria a guarantor must be in full time employment, have been a resident in the UK for the past 3 years and be a homeowner.

  • Do I need to pay a deposit?
    Yes, a deposit is a returnable sum and the amount payable will depend on the specific property. The total deposit amount is capped at the equivalent of 5 weeks rent.

    As tenant you are responsible for electricity, gas and water bills. You will be provided meter readings in your inventory at the start of the tenancy. You will also be responsible for payment of the Council Tax (Students are exempt from paying Council Tax).

    This is strongly recommended. Tenants should take care to review any existing policies when renting a property as some standard insurance products will either not provide cover or might place restrictions on cover for rented property and /or its contents. Tenants are responsible for insuring any of their own possessions. There are various specialist insurance products designed for tenants.

  • Can I end my tenancy early?
    On an Assured Shorthold Tenancy Agreement you are legally bound until the end of your tenancy. If you wish to leave early please contact the office. Subject to consent by your Landlord we may be able to advertise the property to find a new tenant to move in to the property. As tenant you will be liable fall rent until the replacement tenant moves in.

  • Will I get my full deposit back?
    We want to reimburse your deposit in full so please make sure the property is returned to us in a condition that is clean, lettable and without damage, exceeding reasonable wear and tear. Cleaning and removal charges are the most common deductions made against deposits. Please refer to your inventory which will detail the property condition at commencement of the tenancy.
